Start with the business case and permitted use
Decide whether you need premises for your own operation or a unit to lease. Describe the intended activity precisely: a clinic, restaurant, showroom and office can need different approvals and services. Measure space and verify essential services
Request the documented carpet area and an explanation of any quoted super area or common-area loading. Compare the usable dimensions with your fit-out plan; frontage, column positions and ceiling height can determine whether a unit works. Identify any terrace, corridor or display space that is shared rather than exclusively yours.
- Confirm sanctioned electricity load, metering, backup arrangements and associated charges.

Build a complete cost and finance sheet
Obtain a dated written quote covering the unit price, parking, maintenance deposits, common-area charges, utility connections, fit-out costs and applicable taxes or transaction charges. Separate one-time payments from recurring bills. Ask how maintenance is calculated and who can revise it.
Seek lender assessment for this particular unit and intended use, rather than assuming home-loan terms apply. Compare repayment commitments against your own cash-flow buffer. Bank approval does not replace independent title checks, and financing delays should be addressed in the booking and payment terms.
Challenge lease assumptions and inspect before signing
Treat rental estimates as assumptions, not assured income. Ask for evidence behind comparable rents, allowing for vacancy, brokerage, fit-out contributions and maintenance. For an occupied unit, review the actual lease, tenant payment history, deposit transfer, lock-in, escalation, termination rights and responsibility for repairs with professional advisers.
